Strategies When Writing an Offer

When writing an offer, how will the seller respond? They can accept, reject, or counter. How your offer is written will determine which of the 3 options the seller will choose. I often negotiate multiple offers for a seller - I did this last weekend. I was very clear in my offer instructions; refrigerator does not convey. When I received offer #1, the buyer asked for the refrigerator, I asked the buyer’s agent if they meant to ask for the refrigerator, their response, “just remove it when you counter.” What an interesting strategy I thought, they were so confident that we would counter. Offer #2 came in and it was a pass/fail inspection contingency, which the seller was happy about but the timeframe for inspections was 15 days. 15 days! That is a lifetime when it comes to an inspection contingency period, I had never actually seen one that long. This agent was also very confident that we would counter their offer. Neither one of these offers received a counter, my seller went with offer #3 and there was no counter, it was accepted. When I submit an offer on behalf of my buyer, I go into it with the mindset of, put your best foot forward because chances are you will not see an opportunity for a counteroffer.

Banking on that counteroffer does pan out sometimes but not always, so make the best offer you can for your situation right out of the gate. If you want the house, why risk it?
